This problem is probably caused by a series of high humidity conditions that grew mold. If it happened in the past and is not a current problem, mold testing may identify the problem. If it's a current humidity problem, % RH meter with recording or memory will spot the problem. Locker rooms, pool areas, showers, and exersize areas are typical high humidity areas when the outdoor dew points are high. The gulf region are already wet enough outside to activate mold growth inside. The indoor humidity should always be less than 60% RH. Water leaks from roofs and plumbing is the other problem and is spoted by stains.
