I think a good tip would be to read the contract you sign with them. If the

contract has small print

explaining that their liability to be limited to a refund of the money paid

or similar, like many do,

then there should be no doubt in somebody's mind that that is not the

consultant for them.

Renters don't have a choice, though, when these consultants are hired by an

owner.
