Is the warranty by themselves and is it backed by an independent entity or insurance? I had experience with a different, unrelated, company which said they would warranty my client's house for 30 years. One part of the warranty was by a manufacturer of an encapsulant for 20 years but it was so severely limited as to not be worth much. The other part of the warranty was by the company itself for 30 years. However, the owner has a history of shutting down his company every 2-3 years and starting a new one, thus ending any responsibility for warranty work. I'm not saying what you got isn't good, but we all need to carefully check exactly what we got, what we are entitled to, and if we can recover if the need arises. Can you send your photo of the certificate directly to me? I'd like to see what it says. For instance California has a senate bill 800 which protects the homeowner for 10 years on latent defects. The inspectors are versed in what is builders responsibility and homeowner maintenence on new homes. What this company does is their inspectors are trained in traditional inspections as well as testing the indoor air quality. I can relate as I worked in the building industry in field customer relations. If there was a very small water leak in the wall many times it would be quite a while until the leak made itself visible if it even did so. During the time who knows what mold spores could be spreading throughout the home. If the home is inspected yearly, or has this " Superinspector " monitoring the home and documenting with photos any issues are caught before they are major. Same applies with the unseen indoor air pollutants. I had my home inspected and it passed. The inspector was very thourough inside and out, took air samples and photos. When my home passed as having no structural issues nor indoor air quality issues I was given the Healthy Home Assurance Certification. I have attached the seal that is posted on the window by my front door. Being I have the experience and know what to look for it helps but I will be having the inspector come yearly to make sure my home is sound and safe.
