Take pictures of everything and develope immediately.  Do not give your

pictures

to the ins adjuster let him take his own.  Make an inventory of your contents

(detailed description) and what it would cost to replace.  Look at provisions

for ALE. in case you need to leave your home.

As far as the mold growing I do not know. Read your policy for mold coverage,

replacement cost, etc.

sorry about all of this , what a nightmare...

this is just crazy- I had a horrible storm come thru this area a few weeks

ago...since that storm we have had no rain. The storm was what they swear was

only straight line winds 85mph heavy hail..that just uprooted trees and threw

them on homes.

my home suffered a lot of damage- I thought that the roof was tarpped but it

leaked today-- well more like poured into the home.

this sadly is the area where I live and as I sit here typing I can smell the

mold... all musty... and is making me cough.

the rain filled 3 five gallon buckets of mucky water, so I know the mold has

been growing since the original storm. this was the first rain since then and

all week we had temps well above 105 with HIGH humidity.

the insurance adjuster is horrific- so I had to hire my own public adjuster to

try and fight for what is due me.

what can I do in the meantime to prevent further mold from growing?

ALso, how can I find a good mold remediation company...I want to make sure this

is taken care of properly.

Sorry to hear about your disaster. For water damage you should

find a remediator who is familiar with and can comply with the

ANSI-IICRC S500 Standard and Refetence Guide for

Professional Water Damage Restoration. For the mold they

should be familiar with and can comply with ANSI-IICRC S520

Standard and Reference Guide for Professional Mold

Remediation.

The IICRC at www.iicrc.org has a member locator section. Many

members of the Indoor Air Quality Associaiton at www.iaqa.org

also have the IICRC training or equivalent training. Check their

member locator section. They list their training and qualifications.

Also, many excellently trained water damage restorers can be

found at the Restoration Industry Assoc at http://www.ascr.org/

This is a start for professional qualifications. It does not

guarantee ethical behavior. Qualify them by asking them how

they will handle your special needs, whether extreme mold

reactions or perhaps to chemicals, including fungicides (which

are almost never necessary).

Get more than one bid. If they are far apart in scope of work and

cost you will need to hire a consultant from any of the above

organizations to assess the damage and write a scope of work.

Then take that scope of work to several restoration contractors

and have them bid specifically on the same scope. This will help

prevent someone doing more than is needed and someone doing

a quick but insufficient job just to collect some money quickly.

what is ALE?

I took pics- I have a before shot right after the storm...and after pics of how

much damage was done plus pics of the buckets filled with water...and the wet

floor etc. (do they need a date stamp on them- because my camera did not have

the date stamp?) I have not gotten them developed yet(digital camera)

this is just such a nightmare as I am already sick with lyme...ugh.

I will make a list of the contents damaged... I guess I should include the nice

futon....as it is up against the wall that now is wet!

Dear mich...

What a horrible thing to happen. I am surprised that you are still living in

the home. If you are feeling sick from the exposure, please see your doctor,

who might be able to write a prescription for you to be out of your home and

also to have your home inspected and tested for harmful mold and bacteria. Most

insurance policies have provisions for additional living expenses when the house

is not habitable.

It would be a good idea to find an independent consultant to evaluate your home

prior to selecting a remediation company. A qualified consultant can use

moisture meters and infrared imaging to assist in finding hidden water damage.

In selecting a consultant, I recommend that you find one who will perform a

detailed visual inspection to assess damages and also perform testing. In such

cases as yours, I recommend that the both spore trap and culturable air samples

(for mold and bacteria, as well as actinomycetes) be collected. Additionally,

samples should be collected from water damaged building materials to determine

if airborne and settled spores originate from the area of the loss. Dust

samples should be collected from various kinds of furnishings to assess

cross-contamination.

It is advisable to select your own testing consultant, as opposed to one that

might be selected by the insurance company. Most qualified testing consultants

can provide a list of remediation companies with proven histories.

I am surprised that the insurance company did not send out an emergency water

damage restoration company to mitigate the water damage and secondary mold

growth. At this stage, it is too late to turn on air movers to assist in

drying. Be very careful of any company who recommends the use of high velocity

air movers at this stage. Dehumidifiers should be used, along with controlled

removal of porous building materials (containment must be put up and HEPA

filtered air scrubbers used).

Yes, when you develope them they will have a stamp date on them of the day they

developed it. That is why you should develope asap.  ALE is additional living

expenses in case you must leave you home due to unlivable conditions.   Take

pictures of all your belongings in case they are lost to mold or something like

it.

You shouldinventory the entire home in case it is damaged.  These delays by ins

co sometimes cause more damage than you can forsee.  Sorry you are ill on top

of

it all.

it got way worse tonite- the roofers thought their could possibly still be leaks

AND there were...rain poured in again and now it is even more damaged!!!!

ceilings covered in brown...one wall is warped...beyond repair in my opinion...

Connie- I was thinking of calling in this company are they what you would call

a mold consultant? I dont even know where to begin looking for a company you

suggested- I went onto the link someone posted earlier and found the same

company that my insurance gave me that was of no help to me.. ugh..

In the beginning of this mess- the insurance adjuster gave me two contractors to

call... well the one was swamped due to the massive damage in this area and the

other said the tree was two big of a job for them with all the calls they had to

do... I went to them for another aspect of this mess and they couldnt handle

that job either...

the adjuster wanted me to call one of them back out and have them start removing

the wet parts inside (this was one week after the storm).. when she finally

arrived out to inspect...(a real joke)- the roofer said that made NO sense to

remove the inside parts if the roof was still going to leak..it would just cause

more damage and more repair.

I have a public adjuster that I have now had to hire to try and get me what I

need-

I just want to make sure this is done right, because the amount of damage is

growing by the day- with more storms all week...and roofers unsure where they

leak is coming from!!

I am not an avocate of the use of dogs for mold investigations. Perhaps if you

could give a location, someone might be able to refer a local consultant.

they use other things besides the dogs, but I do agree it seemed a bit 'out

there'

I am in south eastern, PA.. parts of.NJ, DE are also close by.

They are your proof, evidence of damage, loss etc.  If your ins tells you 3

months from now there was no damage which is custom or they decide not to pay it

all, you have proof.  

Usually when you develope your pics they get a date stamp on the back.

another question- has anyone sued their homeowners and won for mold damages? or

do they usually claim their were no damages when they were out to inspect...

type of thing.

this whole nightmare was caused by the adjuster not doing her job ....and

protecting the bottom line of the insurance company and now my home is

ruined....not to mention how this has greatly impacted my health... the stress

alone from seeing my home damaged is just too much.

I guess what I am asking for is a game plan... what I need to do to make sure I

get everything I am entitled to...

mich,

You need a professional to assess but also to help you with a

complex process of building damage, dampness, mold,

insurance companies, and legal issues. If you decide to sue

please do not make it just a mold issue. Mold is a result of all the

other damage and that damage is also what you need to recover.

Mich,

I have worked on numerous cases in which homeowners have successfully sued tire

insurance companies for mold. Hopefully this can be resolved without a lawsuit.

But keep in mind that this is a water damage claim. So you have damages

associated with building materials that were damaged physically, as well as

those that were in direct contact with water. If not handled in a timely

manner, secondary mold and bacteria growth likely occurred. This might be an

issue of negligence due to delays in handling the claim. You might also have

claims associated with cross-contamination to contents. Make sure that if you

hire an attorney that he/she has experience in handling water damage claims.

In some states, insured's can recover damages associated with breach of contract

as well as negligence issues. You will need to hire a qualified professional to

assess the physical damagse, secondary mold damages and cross-contamination.

If you are getting sick, please get out if you can, and see a qualified

physician with expertise in environmental contamination. In my area, we have an

excellent Occupational and Environmental Medicine Physician. It sounds like

your home is no longer habitable. Check your policy for provisions to cover

" additional living expenses " associated with a covered water loss.

thanks everyone - this is so overwhelming to me :( yesterday some parts of my

area got 8 ft of water just on one road alone- bad flooding and yes more and

more damage here.

IMO this is negligence in part of the insurance co (I cant go into all that much

detail here because I heard some inusr co lurk here)

public adjuster is looking into finding a new home... am I also entitiled to

internet there as I will need it to keep up with my health issues etc...

to the person that suggested calling Dr Shoemaker- was that in reference to an

attorney for this or a cleanup team?

on another note does anyone know of a Enviromental Dr near SE , PA, NJ, DE area?

this is a bit of a venting post- the PA office called and said to use my own

money to find a place to live as once this is settled their will be plenty of

money and It will cover the costs.

I dont have the funds to do this...nor do I want to use the checks the insurance

company gave me (what if I need them to temporary repair this roof, until this

is settled) plus I think some of you said this should be FREE to me :(

The person from the PA office also left a msg that said I should get a mold

remediation person out to the house...

looks like i will be stuck here again until next week. I was told yesterday they

were working on getting me housing and today was told to find it myself :/

Can you get a Dr's letter that says you need to be removed from your home for

medical reasons.  We both got trapped like this as well. 

Most  just do not have monies to pay for 2 places like this.  Is FEMA in your

area ??

Can you get a Dr's letter that says you need to be removed from your home for

medical reasons.  We both got trapped like this as well. 

Most  just do not have monies to pay for 2 places like this.  Is FEMA in your

area ??

Instead of a public adjustor, you might want to research an attorney who will

take your case on a contingency basis, and also has experience with water

losses. You are correct in being concerned about spending money on temporary

repairs. Your policy might require that you mitigate your damages.
