Worries...

Hey guys,

This has been hell week for me. On the way home from my thorasic

epidurals Wednesday Tom called me and to me the mail had a surprise. A 90 day

notice

that we had to find a new house. Seems that the Owners we rent from decided

they want to sell the house and feel it would be easier without someone in

it. Geeze....Why didn't they just do this from the beginning(9 months ago)

rather than ripping us up.

We went to see about a mortgage for the house. We are not sure we will

qualify because we have little or no down payment, and we filed bankruptcy

which won't come off until 2008. The bankruptcy was a result of me losing my

employment for 12 months while I was trying to get my disability started after

the wreck and the months until my LTD kicked in. We almost lost everything.

Anyway, it will take a miracle to get financing. I don't want to move

again..... Any ideas?

Mel, good luck. I think they are wrong, it is easier to sell a house

which is lived in.

This really sucks... So sorry to hear. If you get turned down

locally I would try something like Lending Tree...

You can get 4 offers for a mortgage with just one application

process...not sure exactly how it works, but we have friends who got

a great deal using that site. I do not think the downpayment would be

that big of deal.. and the bankruptcy they know if you do not pay

they get the house...so not too big of deal either...Your interest

rate would be based on your credit score...and when you tell a

mortgage company what happened and since it is medically related you

can probably find one who will work with you. Keep us updated girl !

Hi, Mel:

In the 90s, I worked for 8 years as a real estate appraiser and my

specialty was appraising " affordable " or " first-time homebuyers "

properties. Here in New Mexico, there are dozens of varieties

of " low-cost " mortgages - so I would imagine that Alabama has them

too. They usually include very low down payments and/or a decrease

in interest rates. I would call your local bank mortage department

and find out who in your area offers mortgages in this specialty -

because only a few lenders do. Here in Santa Fe, we have 2

different non-profit organizations that facilitate the mortgages, or

refer to the correct lenders. So, look/call around, it's worth

checking.
