Both owner's wanted as much as $500-600K at the peak of the market in 2006-7. Both want at least twice that for the property. I have noted that the cost of just the land with taxes would cost me in excess of 450,000 dollars over 30 years. Interest on mortgage and building mortgage would be similar. Should it cost 1,000,000 for me to practice in small 1-2000 sqft building for the next 20 years. Land and local property taxes have priced primary care out of the local market. Let’s just say I have been looking in my area and a 1600 sf building in reasonable condition runs about $150,000. Geez, you would think that with the housing market like it is, costs would be much lower. Good luck. Guest guest Posted August 1, 2012 Report Share Posted August 1, 2012 I think you don’t want that much land to build a small office. If you are going to buy an acre, you will need to put more on it. Maybe multiple offices and you can become a landlord. But, on the other side, I would be paying more than that for renting my office for 30 years. So, I guess the answer is ….. yes. Farm land is selling for maybe $12,000 per acre. Developed-house lots ( bank owned ) are selling for maybe $26,000. So I know the land is not worth the $160-170,000 they are asking for commercial land from the bankers. I could buy an old house, or residential lot and fight zoning laws that would require and I to have 8 parking spaces (think quarer acre at least). But bankers also know an old house on a quarter acre can sell to a young family for $100-125,000. Push will come to shove within the next year for me to make a choice. IMP vs employed vs IMP full time & part time hospitalist to pay the overhead for a new building. I hate the reality that I control the resouce that people need for access to health, but those in business have been working for decades to intermediate and exploit that skill. My Grandfather Egly was a mechanic 80 years ago and others were exploiting his skill to repair cars. He led the fight in Illinois to start the mechanics union and won living wages for his trade. At some point, physicians will realize the exploitation by insurance and demand fair resource allocation to better provide for their patients and families.
