I exchanged and completed AFTER we'd loaded our van..it was hair raising but we laugh about it now (just)..! You're braver than me Emma! We got gazumped on buying this on the day we were signing - first we knew about it was when we arrived in our solictors office all ready to sign! We had no chain below us so were effectively frst time buyers as I'd sold my house a couple of months previously. Fortunately the prospective gazumpers mortgage company needed to do all the surveys (trees, drains etc) which our mortgage company had insisted on (despite the fact we had almost 50% deposit), and eventually the lady selling realise her house would fall through if she had to go through all the delays - and then the gazumpers might pull out or would drop thier offer to the same level as ours. So our very good estate agents (Laflins, for anyone local, highly recommended)negotiated we'd buy the carpets for a sum of money (!! if you'd seen them after 3 dogs and 17 cats, but then this house is the sort of place we won't be moving from) and she agreed to let us buy the place rather than the gazumpers. Took almost 5 months to get the key from first seeing it though. Mrianda www.twinkleontheweb.co.uk
