Guest guest
Hi all, Now that the holidays are behind us, let me again put in a pitch for the PBC conference. We all ask each other questions and some of us have more answers than others and most of us can't get 10 minutes worth of time from our doctors. And when we do we forget the answer as soon as we leave the office ...... Let me say that the experts in our field of liver disease will be at the PBC Conference. The PBCers have set aside time for the AIH/PSC folks with one of the experts. Imagine sitting in a room with one of the leading experts in the country and having him answer your questions. Last year I was overwhelmed with the doctors who attended and they are there to answer our questions. Do whatever you can to attend this conference. Get the answers to your questions from the experts. It was the best $$ I have ever spent. The information on the conference is below. Additional informating including speakers, etc is available at their website. Hope to see lots of AIHers there.!!! Guest guest
In a message dated 9/8/2002 7:39:31 PM Pacific Standard Time, writes: Subject: Mold Remediation/vapor barrier So, a status report regarding our icemaker that broke and flooded our condo. I've talked about this before, but this happened on date of escrow in January and we are still not living in the condo! It would seem that this would have had to have gone on longer than just one day? Can I ask any of you who have had a waterloss and then mold remediation some questions: We are now at a standstill because the condo with adjoining wall also has mold because our condo flooded into theirs! They were unconcerned before but the owner is now on 3 inhalers and now is very concerned. Their condo has been tested for mold and they are to do their condo and also finish up some unfinished areas in ours. (Would you believe that our condo PASSED their clearance testing?) As stated now, Air Test can be inconclusive. To totally rely on Air Test, can be dangerous. Experienced persons will rely more on what is visual and address these issues. Knowledge of Building Science is very import. Not mold remediation as the only qualification. This was very upsetting to me as they knew that the back of their wallboard had visible mold 1 1/2 feet up the wall. They said they cleaned it and would see how testing came back. I said if you could clean wall board then why did they take out all my wallboard up 4 feet? (I have nothing left, kitchen and bathroom are gutted, all walls gone up 4 feet, and garage is gutted.) So, why would they leave that common wallboard, and then the mold testing company passed it! My experience has shown that in some cases the Remediation Companies are not qualified. They then hire a testing company (exhorbenant rates) to justify exhorbenant remediation cost. Are the Remediation Companies qualified? Are the Certified Experts qualified in the Science of Building to write a report on remediation? However, as I said they are now realizing they have to take down their wall board too. Another question: how do you do two condos? Do we put up our wallboard and then do their mold remediation? Then spores get on our wallboard? Or do we do theirs and then come back in and do air scrubbers in ours? Also put up plastic inside the wall? Here is a good example. Wall board should have been removed from both sides and wood framing members, even with NO visible mold in these areas they should have been treated with a fungal inhibitor. Here is another headache. The vapor barrier in our kitchen has become tatters. It is only thin paper which is treated. (Evidently this vapor barrier is on outside walls to keep the stucco from leaching in water.) To add to the complication the kitchen wall is the back of the neighbor's patio. They have a loose flower bed up against the wall which they will have to move. Get rid of flower bed. 3 feet from house to be safe. NOTHING AGAINST STUCCO. So, now there are two issues. The mold testing and mold remediation company think vapor barrier is not to be touched under any circumstances. This is clear proof that the TWO may not no what they are talking about. To remove the stucco and reinstall the Vapor Retarder is not a big deal. Simply follow industry standards for the removal and patching of stucco. They admit that it is obviously moldy. But, said. "You can button up the wall and then take down the wall from the outside to replace the vapor barrier because that ist he only way to replace vapor barrier. They don't touch vapor barriers under any circumstances! Doesn't that sound ridiculous? I said I do not want to put up new wallboard and insulation against moldy, moldy vapor barrier. Also, NO ONE has said that they will replace that outside wall. They are still considering the best way to deal with it. Put a sealant on the stucco outside. sigh Then the issue is who will pay for it, insurance company, neighbor, Homeowner's association. So, now the neighbor is probably upset with me. Does anyone know of a site that lays out info on what a mold remediation company does in some of these situations? The problem is that none exist. Mold is being used by some professionals and remediators as a GET RICH QUICK SCAM. What should you expect from a mold remediation company? I would hire only a licensed General Contractor who is experienced in mold/water restoration. Not the low bid carpet cleaner that your insurance company may want to hire. Also up front, it should be spelled out that results of all testing will be shared with you as the owner. I am upset because they refused to put into writing that that common wall had visible mold on it. They would tell me verbally, but not in writing. They also didn't take pictures, and didn't give me any reports on their progress. Only that they did hepa vacuum, sanding etc. Nothing about what they saw. Thanks for your insight into any of this. Arlene I have gone into to investigate Mold Remediation and in many cases found it to be a scam, being justified by a certified specialist. I have found scrubbers turned on (no exterior vent). Drywall that should have been removed on both sides of a wall, not. Framing members that should have been treated with a mold inhibitor, NOT. I call this Show & Tell. They SHOW you a machine and TELL you a lot of what they are going to do, but don't. There needs to be some standards set up. 99% of the mold problems that I find I can attribute to poor quality building. Building is a Science. It has to be followed. , lin Associates Construction Consultants Construction & Environmental Investigations
