SuziI don't blame the guy for foreclosing!! It's the fact that I did offer the $20,000 and that would be near $2,000 more than what we owed. However, he adamantly refuses to listen or discuss. Really, I don't understand. There is not exactly a high turnover of mobile homes, as some folks can attest to, because in the same park that we were in, there are places that have been on the market for a year.If the landlord would accept the $20,000, he wouldn't even have to wait for the sale!! Then the place would be a noose around my own neck.Yea, I am going to talk with a lawyer and especially now that I have found the

agreement we had when we first moved in. A week ago, he suggested buying me out!! Damn, I think I'd take it now.

As Don explained about his child support situation, there are two sides to every story.

I bought some small places with the proceeds of the sale of a place in Calif and some low interest long term credit card loans. I m carrying the loan(for the people buying them) on three of them and a second on the Calif place. ONE of the places has not missed a payment. The girl with the second has not missed a payment even tho the value of the house has dropped, but is often late. On one other, the guy lost his job and is trying to catch up--little by little. I am going to have to foreclose on the other--although both the couple have new cars. He will not call or answer my calls. We will both lose money. I even gave my daughter all the equity(about $45,000) in a house I was buying and sold it to her for the amount of the loan (she got a new loan in her name) because I could not trust her to pay me on time. Sure could use that money now, but I did what I did.

I, frankly, hate to foreclose, but I did not agree to GIVE them a place to live. I have to pay the credit cards monthly that I used to finance the places. If I am late ONE TIME they will jump my interest rate to 30%. I will have to pay the taxes for last year and an attorney---and I DON'T have the money and will have to borrow it. I have spent every morning this last week looking to see how I can get the money together and keep the credit cards paid on time. It is incredibly stressful!!!

Teri, Have you looked for a loan so you can buy the place at the end of the lease?? Do you have a WRITTEN agreement about buying the place and the price?? In real estate, verbal agreements are not binding or enforceable. Really doesn't sound as if she is much of a friend, but maybe she is just saying--if you don't purchase the place at the end of the lease, then I will have to sell it.

Gloria, to be honest, I would certainly foreclose on a place that had only been paid once in six months. Maybe your contract has a way to pay the back payments. Here, I would have to give notice of amount owed and any late charges and give them an amount of time (like 30 days) to pay before I can foreclose. Have no idea how it works there. See the attorney and see what you can do.

Money is a bitch. In these times many are having a difficult time--so am I. It is truly no fun waiting each month to see who will pay and when. So far this month ONE has paid in full and one in part. The payments are due on the first. And the payments are not high--each around $400.My credit card payments are about $1000, so there is not much left over --even when ALL pay.
